Concrete Assistant Project Manager

What You'll Be Doing:

Primary Accountabilities

Concrete Estimating Process

  • Create and maintain the concrete estimate, including:
    • Set up and control the detail Concrete estimate template
    • Establish initial labor production rates
    • Coordinate with VDC in organizing and obtaining quantity take-offs from the Tekla Concrete Model Phase Code
    • Establish quantity take-offs where needed if not provided via the Tekla Concrete Model
    • Collaborate with Operations to create the preliminary Concrete schedule and Logistics plan
    • Procure Concrete subcontractors (ready mix, reinforcing steel, shotcrete, form supply, pump/place/finish, and precast) by preparing Invitations to Bid (ITB’s) and evaluating proposals (via the Bid Evaluation tool) to make final subcontractor selection with Operations
    • Create the Concrete Proposal, including Cover Letter, Bid Form, Additional Provisions, Schedule, Logistics plans, etc.
    • Setup Concrete estimate reviews with the Chief Concrete Estimator, Director of Concrete, Pankow Operations, and Pankow Preconstruction
    • Develop relationships with Concrete Subcontractors and maintain the Concrete Subcontractor contact database within SmartBidNet
  • Stay abreast of marketplace and competition

Concrete Design and Value Analysis

  • Assist in the development and/or analysis of concrete structural design and specifications early in the process, including supporting the project team with Value Analysis
  • Stay abreast of emerging concrete technologies

Concrete Modeling

  • Collaborate with Pankow VDC department to integrate concrete modeling into concrete standardized work processes, including Concrete Models for:
    • Estimate Quantities
    • Logistics
    • Basis of Estimate
  • Stay abreast of concrete modeling technologies, including working with the Pankow VDC department

Concrete Job Setup

  • Assist in the Project Risk Profile (PRP) process as assigned
  • Coordinate and prepare subcontractor scope of work documents to prevent scope gaps or overlap
  • Convert the final Concrete cost estimate for upload into CMiC with the input of appropriate resources
  • Create the Basis of Estimate Spreadsheet. Ensure the Basis of Estimate Tekla Concrete Model is complete and consistent with the BOE spreadsheet and uploaded cost estimate
  • Set up and lead the Basis of Estimate meeting in conjunction with Pankow’s Preconstruction Manager in charge of the overall Project Estimate

Support of Field Operations

  • Lead the transition of the Concrete plan, estimate and subcontracts to the field staff and operations. The Concrete Basis of Estimate is the main tool to clarify the plan and estimate assumptions
  • Ensure the field staff understands the scope within the Concrete scope/contract and the scope required of Concrete subcontractors
  • Collaborate with the field staff on potential changes to improve the Concrete plan
  • Ensure the field staff is staying current with Change Order Management. Assist with pricing of all Concrete Change Orders.
  • Collaborate with field staff on a periodic basis (during weekly LDR meetings, phone calls, job visits, etc.) to ensure that accurate as-built quantities and cost coding is consistent with the Basis of Estimate and standards for historical data
  • As the Concrete work is completed, collaborate with field staff to ensure that costs and quantities are correct in CMiC
  • Support Operations in creating the Project Summary Report for key concrete activities at each project assigned, and support Operations in getting these produced

Historical Database

  • Create the Concrete historical reports for the projects assigned to. Coordinate with Pankow’s Preconstruction Manager in charge of the overall Project Estimate
  • Meet with field staff at end of project in order to obtain anecdotal data to inform the historical database

What We Look For:

Bachelor’s degree in construction related field preferred

Professional designations desirable

About You:

Self-performed concrete knowledge

Scheduling/construction planning

Cost and change management


What You've Done:

A minimum of three to five years of concrete work field experience and/or concrete project management is typical
